Project Details

Normanton Park is a 1,862-unit 99-year leasehold property developed from Kingsford Huray Development, a subsidiary of the Chinese-based Kingsford Group. The site is 1 Normanton Park in District 5, the development consists of nine, 24 storey blocks which are well distributed across the vast space (661,005 sq feet) which Normanton Park sits on.

Normanton Park is a redevelopment of the former Normanton Park that was removed from the park in the year 2017. The former Normanton Park was one of the Housing and Urban Company (HUDC) estates in the 1990s and is a part of a long military heritage. It was the home of many officers and military commanders in the Department of Defense’s (MINDEF plan) to provide housing at a reasonable cost to Singapore Armed Forces (SAF) commanding officers, while also fostering friendships among the officers.

In order to pay tribute to the first, Kingsford decided to preserve its name. Additionally, the brand Normanton Park is now a brand new location. Normanton Park also spots an outdoor IPPT station.

On the fa├žade, each block in Normanton Park features a lighting element, which is enclosed by a wooden portal that is located at high up on the structure. The light element is lit every night, creating Normanton Park a beacon of glowing lights within its Greater One-North region and along Ayer Rajah Expressway (AYE). The shining lighthouse that is Normanton Park can be admired from afar since there aren’t any other high-rise structures within Normanton Park.

The road is named after the condominium (i.e. Normanton Park), Normanton Park gives homebuyers an option for staying near The Silicon Valley of Singapore: The Greater One-North. It is the Greater One-North was created to invoke an Silicon Valley atmosphere that is ideal for collaboration in research and is currently home to numerous R&D and technology-related companies.

Its location near the shores of Singapore’s Southern coastline also provides the sought-after sea view. With only a few high-rises within the vicinity in the present, Normanton Park enjoys a excellent panoramic view of Singapore’s Greater One-North and the sea.

Inside, Normanton Park is smart equipped, with every unit being connected to a sophisticated technology home security system. Doorbells, IP camera, intercom and digital lock are connected to the app. The app also allows food ordering, facility booking social mingling, as well as signing up for classes that are paid.

Normanton Park: Developer

Normanton Park is a large-scale condo development developed by Kingsford Development, which is an affiliate of the Chinese-based Kingsford Group. As an owner, Kingsford Development won the Singapore Prestige Brand Award (Global Brands) in the year 2019.

The first residential development it had located in Singapore included Kingsford Hillview Peak A 512-unit condo was built at Hillview Avenue. Then they proceeded to create Kingsford Waterbay, an urban development with mixed-use located at Upper Serangoon View. Kingsford Waterbay was selected for PropertyGuru’s Property Asia Awards 2017 for several awards, including The Best of Private Condo Architectural Design The Top Condo Interior Design and the Best Condo Landscape Architecture Design.

In the end, Kingsfold Development was infamously struck with the no-sale permit through the Controller of Housing (COH) for Normanton Park for two years when the developer failed to satisfy BCA standards regarding Kingsford Hillview Peak in the year 2017.

According to COH the rules implemented help make sure that the best interests of buyers are protectedand the property’s quality is in line to the BCA’s Quality Mark certification. The ban was lifted on November 30, 2020 after the developer finished the rectification process to Kingsfold Waterbay.

Normanton Park: Design

Normanton Park 1-Bedroom + Study (Type 1BR-Sa, 571 Sq Ft) Review

With 571 square feet The 1-bedroom plus study unit is more spacious than the average shoebox .

The device has a walkway that measures 2.75m. Once you are inside there are built-in cabinets supplied by the developer. They includes an DB box.

Just to the right of the entryway to the right, you will find an open-concept kitchen. The open-concept kitchen design includes all the essential kitchen features to the space but without making the living room feel overcrowded.

The kitchen has an elegant cream-colored theme as well as quartz countertops. Important appliance (Electrolux brand) like the washer, dryer, convection oven with built-in and induction cooker, as well as the hob and refrigerator are supplied by the designer.

In the hallway, there is a study area, which is located on the left side of the entrance hallway. There’s enough space for an individual bed that can fold. It’s also ideal to be used as a working area, particularly when it comes to telecommuting in the near future.

The living room, in which the ceiling is raised to 2.75m it’s pretty much what you’d think of as a one-bedroom plus study space. It can accommodate a four-seat dining table and a 2-seater sofa with ease.

The room is covered with porcelain tiles, with a marble-like design.

The balcony area is huge and can be used as an extension of your living space. It has the power point as well as an bib tap.

The master bedroom is the perfect area of 9 square metres and can fit the queen-sized bed, with the space for walking.

It has a built-in wooden wardrobe, which has an elegant laminate finish. Engineered timber is utilized for the flooring in the room to add the look of elegance.

The master bedroom has an ensuite bathroom that comes with a two-door access. This is great when you’re hosting guests but don’t want your private space get interrupted.

The master bathroom is equipped with Kohler shower heads (rain shower and regular shower head) and a water closet as well as a wash basin and mixer. The walls as well as the flooring, they are covered by porcelain tile.

Normanton Park 2-Bedroom Premium (Type 2BR-Pb, 851 Sq Ft) Review

As with the 1-bedroom unit the premium 2-bedroom unit includes long corridors.

Additionally as there are built-in cabinets in the entry corridor for storing the DB box and washer dryer (Electrolux).

Although the cabinets provided give storage space, it does make one wonder if the hallway space could be better allotted.

Similar to the 1-bedder The kitchen is also equipped with an open design for the kitchen that maximizes the area to accommodate all the necessary kitchen appliances to cook at home.

The cabinets that you will see are built by the developer and have a Blum system to allow soft closing of doors to the cabinet. In addition, you will find the lighting tracks on the kitchen backsplash, and the cream backsplash.

appliances such as induction cooker hob and hood as well as built-in refrigerator and oven (all Electrolux).

One of the best things about in the kitchen are the storage cabinets built into the wall. Apart from the cabinets with low and high shelves and the extra storage cabinets to the side and the top of the refrigerator to maximize the space.

In the kitchen, next to the open space there is a dining room which is ideal for a dining table.

The area is 851 sq ft. the two bedroom premium has an extra living space with enough space to accommodate an extra sofa and dining table set (with the space to walk around).

Bedroom 2 is large and could accommodate a queen-sized bed comfortably, though the creator decided to make it one bed in the flat that was shown on the show.

The flooring is constructed of engineered timber, similar to the bedroom of the master. A built-in wardrobe made of timber with a leather-like laminate finish is included.

The bathroom across the bedroom 2 is the bathroom that is shared with all bedrooms.

The standard bathroom is equipped with the countertop basin made of quartz as well as vanity mirrors that are moveable between two wooden cabinets. The sanitary fittings and accessories in the bathroom come made by Kohler.

The standard bathroom is an L-shaped design with the shower located in the corner. It is important to note that an rain shower available — it’s the norm for all apartments in Normanton Park.

The master bedroom has the king-sized bed (and is surrounded by two tables for bed to each side) with ample space. The room is also fitted with a wide window that fills the space with light and air.

The built-in wooden wardrobe is identical to the wardrobe in bedroom two. The only distinct difference is that one side of the wardrobe has an entire length mirror that is able to be opened for putting accessories (e.g. jewellery, tie or or watch).

The master bedroom is equipped with an own bathroom with an en suite. The layout and fixtures are the same as the typical bathroom, with the exception that it’s slightly larger.

Normanton Park 3-Bedroom Premium (Type 3BR-Pb, 1,098 Sq Ft) Review

at 1,098 sq feet The 3BR-Pb type unit is among the largest non-penthouse 3 bedroom premium units that are available.

The 3-bedroom luxury unit via a narrow walk. If you believe in fengshui, then you will appreciate this little element of the builder as it keeps the remainder of the property out of view right at the entrance.

For larger units with 3 bedrooms or more the built-in cupboard that is built into the DB box comes with glass with the melamine (gold) finish.

In contrast to smaller units, the kitchen is completely separated from the the living space. The counter in the kitchen is protected by an opaque glass partition. This design is ideal for people who cook frequently because it can help stop cooking smells from permeating in the living space.

Cabinets are supplied by the developer and come with the same glass with the melamine (gold) finishing that is used for the DB box.

In terms of style, the kitchen is designed with an elegant dark/gold design. The dark/gold theme has been extended to all three bedrooms and larger.

In terms of kitchen appliances The kitchen is equipped with kitchen appliances made by Electrolux that include gas stove with a hob, Hood, washer and dryer, convection oven built-in as well as a fridge. The sink in the kitchen (Blanco) as well as the mixer (Franke) are the only appliances not from Electrolux.

Beyond the kitchen is the utility area and the water closet (WC). The space available for both the toilet and utility is small. However, you could still make the utility an extra bedroom for your domestic worker using the possibility of folding a single bed, or even use it as a storage space.

The living space is big enough to accommodate an eating table with six seats and still have plenty of space to walk between the kitchen and the living room.

With 1,098 square feet of living space the living room is large. After adding the four-seater sofa as well as an end table, there’s still plenty of to walk around.

The 3 bedroom premium has a an expansive balcony which connects the living room to bedroom 3.

The third bedroom has an aluminum frame and glass sliding door that allows you to gain access to the balcony.

The bedroom three is spacious and is able to accommodate the queen-sized bed comfortably. The aluminum-framed sliding door allows you to shut off the bedroom when you want to switch on the air conditioner.

The second bedroom is exactly the same size as the bedroom. The bedroom two is equipped with an in-built wardrobe of timber and bedroom three doesn’t include.

The bedroom two has the full length glass window that offers views of the surroundings while also providing sunlight and airflow.

The typical bathroom has fixtures and sanitary wares made by Kohler as well as flooring constructed of porcelain. Contrary to the typical bathroom the bathroom in this one has both rain showers and regular shower heads.

The bathroom is naturally ventilated. There’s windows inside the bathroom that allows natural airflow after using.

Master bedroom the largest room in the house. It has fitted wardrobes made of timber that have glass and melamine finishes. As with the other bedrooms engineered wood is used as flooring.

In terms of size, the room could accommodate a king-sized bed, and still have enough room to move around.

Master bathroom an room that is attached to your master bedroom. It’s similar to the typical bathroom, with the exception of the extra space, the mirror on the vanity, and the top-hung window style.

Normanton Park 5-Bedroom (Type 5BR, 1,615 Sq Ft) Review

5 bedrooms is by far the largest non-strata-landed unit in Normanton Park. As with the premium 3-bedroom unit, it has an unassuming walkway that leads to the front of the unit. can view the entire unit.

While the layout could be more feng shui-based however, some might think that the space can be better utilized by incorporating storage.

The five-bedroom apartment comes with two kitchens, a dry and a wet kitchen. The dry kitchen has an open kitchen, which is adjacent to the dining space.

Dry kitchens will be fitted equipped with cabinets built-in to timber that have a melamine and glass finish as well as a quartz countertop. Dry kitchens will come equipped with a refrigerator with two doors (Electrolux) close to the kitchen’s wet entrance as well as a built-in oven (Electrolux).

The wine cellar that you can see in the lower right corner is not part of the creator.

The kitchen that is wet is enclosed and separate by the dry one through the wooden (with windows) sliding doors. Appliances are available such as stove with gas hob and hood and dryer (all Electrolux) in the wet kitchen.

The wet kitchen is also equipped with lots of built-in low and high cabinets that the designer designed to make use of the space in the kitchen that is wet and increase storage.

The next room to the kitchen that is wet is the utility room as well as the water closet. Even though the utility room isn’t huge, it can accommodate an adjustable single bed that folds up and provide storage space.

With 1,615 square feet The space for the living space is huge. It appears even bigger when the developer took down the wall in bedroom 5 to create a living room.

In the living area, you are able to gain access to the rest of your home , including the balcony.

The balcony has plenty of space, which means there’s plenty of space for suggestions on how to utilize your balcony. The balcony has glass railing.

The balcony screen you can see above isn’t included in the layout of your balcony. It’s an add-on you can choose to purchase upon moving into the apartment.

Similar to the 3 bedroom premium unit the balcony is connected with one bedroom (bedroom Five).

In the next room is bedroom four. The bedroom four is slightly larger than the bedroom five. It has an ensuite bath (bathroom one).

The room’s size can accommodate a queen size bed without a problem.

Three bedrooms are the identical size to the bedroom four, and it also has access to the en-suite bathroom just like bedrooms four. The only difference is that bedroom 3 includes a timber built-in wardrobe and bedroom four doesn’t.

There are three bathrooms within the five-bedroom apartment. Each bathroom is equipped with a bathroom that is attached to 2 or one bedroom.

The bathrooms are fitted with high-quality fixtures and sanitary products from the Kohler brand. The bathroom’s walls are made from ceramic tiles that are specifically created to give off an appearance of marble.

In the bathroom the bathroom is attached to all bedrooms 3 and four because of it having a two-door Jack and Jill style.

The bedroom 2 is across the bedroom three as well as along the corridor.

The designer has decided to place one bed in the room, the dimensions are large enough to accommodate a queen-sized bed. Bedroom two also has a wardrobe built into the timber as does the bedroom 3.

Bathroom two is the en-suite bathroom in bedroom two. It is a two-door Jack and Jill design, so you can access it from either the hallway or from bedroom two.

It’s by far the largest bedroom in the apartment. It’s big enough to accommodate one king-sized bed and have plenty of space for walking.

As opposed to a fitted cabinet The master bedroom is equipped with a walk-in closet which is located next to the master bathroom. The furniture that you can see in the walk-in closet, as well as the light track is built by the developer.

The size comprising the master’s master bedroom with walk-in closet and master bathroom comes to 22.1 square meters.

The master bathroom with en suite is equipped with the same style fixtures, fittings and sanitary wares like the other bathrooms.

Normanton Park: Site Plan

At 661,005 sq feet in size, the area of land Normanton Park sits on is massive. The land area exceeds 12 soccer fields in size, the size that is Normanton Park allows the developer to accommodate 1,862 units that’s more than is typical of condo developments.

In addition, the scale also allows the developer to offer various facilities for the residents. Over 200 different facilities are offered in Normanton Park, including two tennis courts and a basketball court. There are also nine gardens, seven pools with 21 pavilions!

The developer uses the size of the land to create lush landscaping in Normanton Park with a good mixture of water and green bodies which make up 60 percent of the land.

Each block in Normanton Park is strategically positioned. They are surrounded by all the pool facilities to ensure that all of the inward-facing areas will have views of the water.

The blocks are elevated by 19 meters above the floor and give outward-facing units an additional height to take in stunning views of the city’s centre, Kent Ridge Park or the southern coastline.
